These centres achieve differentiation through a strategic blend of technology integration, innovative design, and compelling atmospherics. By celebrating cultural identity, fostering community engagement initiatives, and offering diverse lifestyle and entertainment experiences, they create spaces that go far beyond transactional shopping. Whether executed jointly with tenants or individually, these initiatives result in increased footfalls, enhanced customer satisfaction, and improved tenant sales, positioning such centres at the forefront of experiential retail.

A “concept” that has been previously acknowledged by ISCA in this category is not eligible for nomination again. However, shopping centres may reapply in the same category with a different concept.

Shopping Centres / Highstreet under construction/ yet to be launched with differential/unique positioning, location, zoning, design/architecture, customer experience features and propositions for prospective tenants.

Jury may decide to felicitate outstanding projects under construction considering all parameters and for excellence under one or more parameters.

*Stand Alone Mall:

A stand-alone mall refers to a shopping centre that operates independently and is not part of a larger retail complex or development. It is a self-contained retail destination with its own management, facilities, and amenities. Stand-alone malls typically have a singular building or a cluster of buildings that house a variety of stores, restaurants, and other retail establishments. They often have their own parking facilities and are not directly connected to other shopping centres or establishments.

Group Mall:

A group mall, on the other hand, is a shopping centre that is part of a larger retail complex or development. It is characterized by multiple interconnected buildings or a single large building that houses various retail establishments. Group malls often feature shared facilities and amenities, such as parking lots, common areas, food courts, entertainment zones, and other shared services. They may also include additional components like residential spaces, office buildings, hotels, or entertainment venues within the same development.
